Sunnyside
Sunnyside is considered part of North Denver. Bordered by the Highland neighborhood on the south and sometimes grouped together as part of Highland. The neighborhood boundaries are the Union Pacific Railroad lines to the east, Interstate 70 to the north, Federal Boulevard to the West and 38th Avenue to the south. The majority of the Sunnyside area is commercial with some residential. The west side of Sunnyside is more developed. Chaffee Park is located here and offers area residents a place to stroll or just enjoy the greenery.
Sunnyside is a historically diverse neighborhood with a rich history as part of Denver’s urban core development. Expect to find tree lined streets, Chaffee Park, some boutiques and an art community. Sunnyside offers mostly modest priced single family homes with various styles of architecture, although predominately ranch style and great looking Victorian homes. Sunnyside residents still use their front porches, and the neighbors know each other and are friendly.
Chaffee Park is home to the Sunnyside Music Festival which is held each year. This year the Festival will be held at Chaffee Park on September 12th. It will feature local Colorado bands, shopping, children’s activities, local cuisine and much more.
Redevelopment is happening in the Sunnyside area around 38th street, with office buildings, restaurants, banks and salons. Sunnyside seems to be one of Denver’s underrated and under-appreciated areas, but it definitely deserves some attention from local area real estate buyers. If you are looking for an area with revival in its horizons, Sunnyside is the perfect choice.
